OUR RENT 2 OWN PROCESS
- The premise is, once you pay your total deposit of two monthly rent payments and your $2,000 purchase option deposit to move in, not another dollar will have to come out of your pocket to buy your home! The 50% - 100% rent credit rebate is powerful!
The process is very simple;
- Make an appointment and come in for an informative presentation. We will give you a list of properties valleywide to give you an idea of areas and prices. If you want to go forward, the approval is next.
- The approval process requires a simple (rental like app) application with $50 and proof of income. A $50,000 minimum annual gross household income and a 580 credit score is required. www.myfica.com or www.annualcreditreport.com
- Approval is usually within 48 hours.
- Once approved and wanting a home within 60 days, a prelease is signed. Along with this signed prelease, a security deposit equal to one months rent is paid.
- This allows HP REALTY to secure your investor and be ready to execute a purchase contract on your home selection.
- With your final search and home selected with HP REALTY agents help of course, a contract is executed.
- After negotiating and the contract is accepted, escrow is opened and process begins.
- After 30-45 days, with escrow closed and your home selection purchased, your final deposit of one months rent and your $2,000 purchase option deposit is made. Final tenant contracts are now signed, with your 50% - 100% rent credit rebate, two (2) year future purchase contract signed with all agreed to terms and conditions locked in and secured by an opened escrow at a major title company (North American Title). You will receive an escrow # for your confirmation.
- You now move in and enjoy your new home!
